A Luxury Vacation Home

Port James is a three-bedroom luxury condominium in the new One Ludington Place development. Port James is a third-floor corner unit that features ample outdoor living space on the extended 24-foot deck with 270-degree views of Water Front Park, the City Marina, and downtown. Two bathrooms and three bedrooms, including a master suite, plus a sofa-bed comfortably accomodate up to 9 guests. The fireplace and built-in 32” LCD TV provide the living room focal point. The kitchen pass-through area is extended through French doors into an adjoining bedroom. There’s no doubt that the kitchen was equipped by a person who likes to cook!

The "Port James" Name

The name of our condo, "Port James," is a play on Jim's given name and a historical reference from the Ludington area. The port of Ludington is named for James Ludington, a 19th centry industrialist. Today the Jamesport Center is a late Victorian six storefront complex on James Street dating back to 1890. Jamesport Brewing Company, located in the Jamesport Center, is a popular local brew pub. "Port James" reflects the fulfillment of Jim's long-time dream of owning a vacation home in Ludington, dating back to his boyhood years of the 60's when he vactioned here with his family.

Your Hosts

After vacationing in Ludington as a young boy and teenager with his family through the ‘60s and ‘70s, Jim always dreamed of owning a place in Ludington. Purchasing this condo has been a dream-come-true for both of us. When we first saw the redevelopment of the Ludington harbor area and the plans for One Ludington Place in October 2005 we knew that this was the place for us.

We closed on the condominium purchase in mid-July 2006 and have been fine-tuning the furnishings and decorations ever since. We try to drive up from Kalamazoo for a weekend as often as we can when the condo isn't rented. We’ve tried our best to provide a comfortable, convenient, and attractive vacation home which we hope our guests enjoy it as much as we do.

One Ludington Place

Location

One Ludington Place is a new condominium developoment overlooking the City Marina and Ludington harbor. It is three blocks from the City Beach and breakwater and one block from the downtown shops and restaurants.

Pool and Hot Tub

Other Conveniences

Condominium guests will appreciate two parking spaces per unit in the underground parking garage. The Clubhouse includes a community room and exercise room. Outside of the clubhouse are two large stainless steel grill for the use of guests.

Deck and Views

The Deck

Port James' most striking and perhaps most enjoyable features is the extra large deck that runs along the side of the condo and then extends out an additional 12 feet. Sitting on the deck gives one the feeling of being on a pier that extends over the water. The nautical theme of the posts and beams and the proximity of the City Marina almost directly below add to this feeling.

Outdoor Living

The deck provides plenty of space for out-door living. Eight chairs and two tables make this a comfortable space for dining or enjoying the view. It's also a great perch for people-watching as the patrons of the popular House of Flavors Ice Cream regularly walk the short block to stroll past the marina with their treats.

Marina to the West

The view to the west is directly over the Ludington City Marina. Beyond the marina are views of the channel, breakwater and Lake Michigan. Ludington's reputation as a fishing port keeps the marina hopping with private and charter fishing boats. Add in the sailboats and cruisers you find few empty slips and plenty of craft to watch coming and going any time of day. Once night falls the marina lights shimmering on the water creating the illusion of looking down at the stars.

SS Badger

Looking East from Port James'deck you can see the ferry docks and the channel. The SS Badger, operated by Lake Michigan Carferry, crosses Lake Michigan between Ludington, Michigan and Manitowoc, Wisconsin. You can set your clock by the 8:00 a.m. and 8:00 p.m. horns announcing the twice daily summer departures.

Living Room

The living room provides the condo's best views through the west facing windows. Eight foot tall French doors lead to the deck. When your eyes are not drawn to the exterior views, the interior focal point is the gas log fireplace and built-in 32" LCD TV on the angled wall. The ceramic tiles on the fireplace complement the inlaid tops of the light oak coffee table and matching end table which houses the stereo CD player. Two recliner chairs, a comfortable queen-size sofa-bed, and ceiling fan round out the furnishings.

Dining Room

The dining room features several large "wrapped frame" photo enlargements by local photographer Bob Dornbos, depicting magnificent sunsets over the famous North Pier Lighthouse. The large oak table is accompanied by four padded reclining chairs on casters that easily swing into the living room area for additional seating around the TV. Additonal chairs are available to provide seating for eight around the table.

Kitchen

The bright, open galley-style kitchen features a large pass-through counter over the sink. The kitchen is equipped with all the modern conveniences you would expect: side-by-side refrigerator/freezer with ice dispenser, cook-top stove, microwave, dishwasher, and garbage disposal. The oak cupboards are well stocked with stoneware and glass for those special meals as well as plasticware for less formal meals and use on the deck and pool-side. If you like cooking on vacation you'll appreciate the ample cookware and utensils. You'll even find a few special items like a quesadilla maker, coffee grinder, crock pot and other handy small appliances.

Kitchen Bar Area

The living room and dining room flow into a large open area adjacent to the kitchen pass-through. The French doors directly opposite the bar enhance the spaciousness of the area providing ample room to gather around for hors'de'ovres or a buffet. The stylistic brushed aluminum bar stools afford seating for light meals at the bar.

French Doors Bedroom

The room across from the kitchen is accessed by French doors. With the doors closed and shades drawn this is a private bedroom with a queen-size bed and a large closet. With the doors open the room is a natural extension of the bar area. Alternatively, it can be used as an entertainment room with a 36" TV/VCR and a stock of children's videos, games, puzzles, and books.

Master Bedroom Suite

The master bedroom suite, which features a private bathroom and large walk-in closet, is furnished with a queen-size bed and matching maple dresser and nightstands.

Back Bedroom

The back bedroom is furnished with one double-bed, one twin-bed, an armoire, and a cool propeller-style ceiling fan.

Bathroom and Laundry

The "guest" bathroom includes a full tub/shower and wide sink counter. The laundry is equipped with a stacked washer/dryer and ample shelves for all the "stuff" you bring on vacation.

$1,600 per week

Non-Summer - May 1 - June 15 and Aug. 25- Oct. 15
$1,120 per week
$700 for 3-day minimum, $110 per extra day
$1,680 monthly

Winter - October 16 through April 30
75% of non-summer rates
no charge for extra 1 day
discounts for consecutive winter months

Rates for other rental periods will be quoted upon request.

Standard state taxes plus $85 cleaning fee will be added to all rentals.

Includes full linen service: bed linens, bath towels, kitchen towels, and pool towels.
